You've worked hard all year and you want your summer vacation to be as hassle-free as possible. You know, show up at your rental place, unload the car, head to the beach, and kick up your feet. At Jewell Real Estate Agency, we specialize in making your rental experience pleasant and relaxing. Our office is conveniently located on New Jersey Avenue in Wildwood Crest just eight blocks south of Rio Grande Avenue, so it's easy to pickup and drop off keys. We answer phones 6am to 9pm every day, and until 11pm on Friday and Saturday nights in the summer, making it simple to get hold of us just about any time. And you always get a real, live person.

Cancellation Policy - All requests by the Tenant to cancel a reservation must be in writing to Jewell Real Estate Agency. If the lease is replaced, payments will be refunded minus a $150 handling fee to JREA. If the lease is not replaced, Tenant will lose all deposits to date. All deposit monies will be retained until the property is re-rented at full price. If the property is not rented at full price, the difference will be due by the Tenant and deducted from the deposit.
Security Deposit - A minimum of $300 security deposit (owner may request more) will be held in escrow by JREA until the determination of any damages and/or outstanding bills. The balance will be returned to the Tenant within 30 days. Violation of Non-Smoking units may result in charges to eliminate odor from carpets and drapes.
Payments - A fee of $50 shall be charged by JREA for any check returned for insufficient funds. Final payment shall be due 30 days prior to check-in. If payment is not received by then, unpaid balance is payable only by cash, cashier's check, or money order. No personal checks will be accepted!
Check in time is 3:00pm (leave us a cell phone number and we'll call if the unit is ready earlier)
Check out time is 10:00am (no exceptions) NOTE: Seapointe Village is 11am & 4pm.
No Pets - In most cases, pets are not permitted on the premises. If any pets are found on the premises, Tenant is to vacate immediately with NO refund of rent. Tenant will be liable for any damage resulting from pets, plus a $125 extermination fee.
Tenant Responsibilities - Tenant will be responsible for any breakage or damages that occur. If you use the Owner's towels and linens, they are to be laundered and placed back in closets neatly and fully dry. Oven, microwave & refrigerator are to be left cleaned. Dishwasher is to be emptied. All trash and recyclables are to be taken out and placed in the proper receptacles. The proper day (or days) that the municipality picks up trash and recyclables is posted in the unit, so put full cans out early that morning and bring them back empty in the afternoon.
Where telephone is included, it is only for local calls. Tenant agrees to charge toll calls to own phone, phone card, or credit card. Calls not charged will be billed to Tenant plus a $30 service charge.
Owner or Agent has the right to enter the premises at all reasonable hours upon advance notice to the Tenant for the purpose of inspection, showing the property to prospective Buyers, or making necessary repairs.
The Tenant agrees not to assign this lease or sublet the premises; to return the property in the condition it was found; and to abide by all the rules and regulations set forth by the Condominium Association.
Problems - Units are rented fully furnished and equipped for vacation living. Should any appliance or TV breakdown, the Owner's responsibility is limited to using best efforts to obtain necessary repairs. Tenant recognizes that obtaining repairs and parts is subject to heavy seasonal demand, which may cause delay beyond the control of the Owner or JREA.
Be aware that a refrigerator filled with warm food upon check-in may take all night to cool the food to temperature. Don't initially overload the refrigerator, and leave plenty of space for the cool air to circulate.
Turning an air conditioner thermostat down below 70 degrees will not make the living space cool any quicker, and may in fact cause the unit to freeze up. Set the unit to a minimum of 70 degrees, then readjust it, if necessary, once that temperature is achieved.
Compliance - All municipal sanitary, fire regulations, and recycling requirements must be complied with by all parties.
